Of course, what you pack is largely driven by your own personal circumstances but here are some suggestions that other guests have found to be useful:
- We provide food staples (tea, coffee, sugar, long life milk, salt, pepper, oil, BBQ and tomato sauce) so please bring your food and wine
- A speaker to listen to your music
- Toiletries
- Sunscreen and sunhat
- Closed in walking shoes and active wear for a walk around the 320 acre farm
- A warm jacket, gloves and beanie and warm sleep attire (for the chilly winter evenings)
- A good book (however we have a selection if you forget yours)
- Camera
- Please download a star gazing App on your phone to check out those amazing stars
Check in days are Mondays, Wednesdays, and Fridays. Check in time is 2pm and checkout time is 10am.
Due to the high fire risk of the property – the outdoor fire-pits cannot be used at all from December 1st to March 1st (subject to change based on local conditions). They are also not to be used during any windy conditions or any total fire ban days. Read full fire ban guide.
Glenayr Farm has mobile phone coverage with Telstra, but not with Optus.
The joy of Glenayr Farm is the peace and tranquillity. Noise does travel and we like our neighbours and don’t want to upset them. So, we would appreciate if you kept noise to a minimum and turn things down after 10pm, not only out of respect to our other guests, but also for our neighbours.
If you book out Glenayr Farm exclusively (including the Luxury Villa), we do host up to 20 guests. But please be mindful of our noise policy above.
At Glenayr Farm, we cherish the significance of creating enjoyable farm life experiences for guests of all ages. However, we also take pride in fostering a serene and tranquil atmosphere for everyone. Therefore, if a couple has booked an individual tent, and other tents have been booked by families, the presence of young children running around may disturb the peaceful atmosphere of the couples retreat. So, to ensure the needs of all our guests are met, we have established a few guidelines:
Villas Exclusively: Children are warmly welcomed in our Villas, as these accommodations offer complete privacy. If you provide your own bedding, children stay free of charge. Alternatively, a fold-out bed can be provided for an additional $100. Please note our villas are only a small space.
Exclusive Glamping: Children are permitted when guests book out the Glamping area exclusively with all 4 tents.
Safety Precautions: It’s essential to note that our property features unfenced dams, and our Villas are raised one meter off the ground. These conditions may pose potential challenges for children, and we advise guests to be mindful of these safety considerations.

Glenayr Farm is located in a rural area which is home to lots of sheep, cattle and Australian wildlife, so unfortunately, we are not able to accommodate any pets. However, if you can guarantee your pooch is the perfect guest, we may be able to make arrangements for Group Bookings only. Please contact us to discuss.
Our communal area has a large BBQ with a wok burner, a gas stove, a slow cooker and in winter when you use the indoor wood fire, it double as a wood fired pizza oven, however, please note that it takes a good hour to heat up to a high temperature to cook the pizza.
We are one of the few accomodation places that supply fire wood, kindling and firestarters. We supply a generous amount, however, if you run out, you can wonder around the property and collect your own or you can drive 5 minutes down the road to the Bushland Caravan Park at 1879 Windeyer Rd, Windeyer (next door to the pub), where you can buy more.
Yes, we have a lovely modern amenity block with hot and cold showers and flushing toilets.
All linen and towels are provided.
In order to have a minimal footprint on the planet, we have chosen to power Glenayr Farm using solar power which is only capable of a light load. So please only use the power to charge phones, lap tops, lanterns, speaker and to power the lights, TV, fridge and toaster. Items like a hairdryer or kitchen appliances will overload the system.
5 minutes down the road to the Bushlands Tourist Park at 1879 Windeyer Rd, Windeyer (next door to the pub), has a great little shop to grab any supplies you may need. Open 8am till 7pm.
Our tents are 15m apart for privacy and a maximum of 50m to the amenities block.

About 500 meters. This gives the ultimate privacy, however, if you book all accomodation for a group booking, they are all still close enough to each other.
Both Villas have their own private hot tub which is included in the price.
At Glamping, there is one hot tub for all 4 tents which is built in at the communal area. Since everyone may not want the hot tub, this is an optional extra of $100. This covers the cost of having it sterilised clean before each use, filling it with water (that gets shipped in), the cost of the gas to heat the first fill with hot water and wood to reheat it on subsequent nights. When individual tents are booked, the first person to book and pay for the hot tub, gets EXCLUSIVE use of the hot tub for the duration of their stay (as it is not hygienic to share). Upon booking, you will receive codes and instructions on how to fill and heat the tub.
The road from Mudgee to Glenayr Farm is sealed, however our 1km driveway past the end of the sealed road is dirt, but if you drive slowly and carefully, the access is perfectly accessible for 2wd’s. However, we don’t recommend you bring your Maserati
No, Group Bookings receive exclusive use of the communal area. The Villas are completely seperate and private with their own facilities.
The bunkhouse does sleep 8 people in 2 interconnecting rooms. One room has a queen bed and the other room has 2 bunks with a double on the bottom and a single on the top. It is a ‘cosy’ space best suited for children.
Absolutely! It’s perfect for a large family gathering. Generation 1 gets the Luxury Villa, Generation 2 get the bell tents and Generation 3 get the bunk house.
While Glenayr Farms Dam serves as a notable attraction, enhancing guests’ experience with opportunities for dining and swimming, it is important to note that the impact of drought can affect our dam. We appreciate your understanding in this matter. Our ongoing efforts involve the establishment of a reliable bore to ensure a consistent water supply, thereby maintaining the dam at its optimal capacity. This will not only enhance the experience for our guests but also contribute to the well-being of the wildlife and farm animals, particularly during drought conditions. We hope this will be completed by the end of 2024.
